This project consisted of the construction of a new two-story Elementary School of approximately 44,000 square feet, parking for 82 vehicles and 4 buses, and is situated on a 35-acre site which included nearly 60’ worth of grade change across the site. Development of the site also included a right-hand turn lane on the adjacent arterial road, a new 400’ roadway with turn lanes, three exterior basketball courts, a playground, and grading for play fields.
The project required much coordination with the City’s Planning and Zoning department regarding the location of the new roadway (since named North Ridge Parkway) as well as the location and extension requirements of local utilities. The roadway was terminated just beyond the school drive entrance and consideration was given to future expansion to the east. North Ridge Parkway was then dedicated to the City of Waverly to transfer the maintenance responsibility and easements were established for public utilities running through the site.
The school facility itself consists of a two story walk out building with parking and drop-off on each side. Special attention to grading was necessary to transition the 12’ grade difference between the upper and lower floor while maintaining ADA accessibility. The playground was designed on the back side of the facility with a large paved space for basketball, foursquare, etc. and a large grassed area with moderate slope was provided for recreational purposes. A primary stormwater detention basin was constructed at the west side of the site to control runoff generated from the site to meet City of Waverly stormwater requirements.
Larson Engineering was responsible for the collection of a topographic survey and design of a site plans, consisting of new paving, utility work, and grading and drainage improvements. Larson Engineering hired a subconsultant to provide the topographic survey, and assisted the Project Architect from conceptual design to project completion, as well as providing the civil plans and specifications. LEI also assisted the Construction Manager with reviewing project construction cost estimates and budgeting and conducted follow-up construction observation.
